The Graine Townhome Development
Nelson, BC Completed: 2009 In our practice, keeping the building footprint compact while making small spaces live large has been an obsession for many years, so we jumped at the chance to apply this approach to a multi-family project. Our client, Dave Sowiak, envisioned The Graine as a way to offer new housing in Nelson BC at an affordable price, but without sacrificing design or resorting to poor-quality finishes. Constructed on reclaimed industrial land (the site formerly held a sawmill) each 3-level, 1640 SF dwelling in the 21 unit development has 9' ceilings, 2-3 bathrooms, 2-3 bedrooms, and space for a home office or media room, as well as a space in a separate covered parking structure. Construction costs were kept in line by using a 2' module in the layout, and employing standard residential construction techniques throughout. This freed up resources for a higher level of finishes and trim inside, and interesting timber and galvanized metal details on the exterior. The whole development is surrounded by an "edible landscape" of small garden plots, berry bushes and fruit trees. |
